Under the supervision of the Superintendent, the Handyman handles keeping the physical condition and appearance of the site, related fixed and portable equipment and installation, and setting up a safe environment for the facility.
Supports the implementation and documentation of site safety plans and all Able Engineering Services operational standards and guidelines as well as site-specific standards, policies, and procedures relating to the engineering department.
REPRESENTATIVE FUNCTIONS AND DUTIES:
Diagnoses and performs minor and routine maintenance/repairs involving the following on a regular basis:
Minor electrical repair including interior/exterior lighting
Minor plumbing repair
Minor appliance repair
Minor carpentry work
Wall repair/painting
Minor water irrigation systems
Stairs, gates, fences, patios, railings, gutters, pool area, tile, spa, pool furniture, Tile, carpet, flooring, Ceiling fans, Shutters, doors, cabinets, windows, sliding glass doors Door locks, P.O. boxes, and locks
Aids with grounds work when necessary
Supplies the highest quality of service to tenants, staff, and visitors
Routinely aids in performing duties to restore apartments to "market read)/' status
Ensures completion of all resident work orders and keeps Superintendent advised of the status of each repair
Maintains correct records about preventive maintenance, service requests received, and completed apartment make-ready status, work in progress, etc.
Performs routine preventive maintenance of proper equipment on a regular basis
Maintains and inspects all capital and non-capital equipment within the facility
Constantly is aware of and reports items requiring major repairs to the Facility Manager and Superintendent of the condition of physical property throughout the Facility
Immediately correct unsafe conditions (i.e., broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights, etc.)
Inspects and keeps all tools in excellent condition
Performs work area clean-up and safety-related duties
Adhere to all Able safety procedures about the proper use of personal protective equipment (PPE) as tasks dictate
Understands and adheres to all federal, state, and local laws as well as all AES policies and procedures
Participates in standby emergency schedule for the evening, weekend, and holiday coverage
Helps in snow removal when necessary
Maintains regular and on-time attendance in the workplace
Supports and follows Able Engineering Services' operational policies and standards
Supports and follows Able Engineering Services' safety program
Performs all duties as needed with a "can do, will do" attitude

EDUCATION/EXPERIENCE
Past related experience is favorable to have to be successful in this role.
Knowledgeable and skilled in the safe use and maintenance of the following tools:
-Hand Tools: Various wrenches, screwdrivers, grips, sledgehammers, hammers, snips, posthole diggers, saws, etc.
-Power Tools: Wrenches, grinder, sander, drill, saws, etc.
-User-Moving Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders
-Mechanical Equipment: Basic knowledge of motor equipment such as power washers, blowers, and compressors
