Under the supervision of the Engineering Manager, the Superintendent is responsible for maintenance and repairs to the buildings and grounds, related fixed and portable equipment and installation, while establishing a safe environment for the facility. Supports the implementation and documentation of site safety plans and all Able Engineering. Services operational standards and guidelines as well as site specific standards, policies and procedures relating to the engineering department.
REPRESENTATIVE FUNCTIONS OR DUTIES:
Supports and follows Able Engineering Services’ operational policies and standards
Supports and follows Able Engineering Services’ safety program
Perform related duties as required with a “can do, will do” attitude
Reports to and collaborates with management of the facility and tenant related issues
Sets and maintains a professional work environment with staff
Provides highest quality of service to the tenants, staff and visitors at the facility

Responsible for training and supervision of maintenance staff
Responsible for refurbishing and inspection of apartments prior to resident occupancy
Ensure completion of all resident work orders and keep Property Manager advised of status of each repair
Schedule maintenance personnel and work order requests, adhering to maintenance priorities
Responsible for stock control and utilization of maintenance materials
Schedule, monitor and keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, inventories and stock
Complete move-in, move-out apartment inspections with residents
Assess and perform heating and air conditioning related repairs
Perform light electrical repairs
Perform light plumbing work
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks.
Paint, interior and exterior as needed
Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves
Repair concrete, masonry roof, fencing when required
Perform limited extermination services when required
Assist with grounds work when necessary
Assist in custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, etc. in common areas
Participate in a standby emergency schedule for evening, weekend and holiday
coverage
Assist in and manage snow removal when necessary
Devote full work effort toward fulfillment of property obligations as requested by Property Manager
Walk the property with Property Manager once per week
Maintaining and inspecting all capital and non-capital equipment within the facility
Assistance in formulating long-range equipment replacement requirements and
coordinates actions with contractors
Records all pertinent data in building logbooks, and makes all appropriate daily entries
in accordance with federal, state, and local codes and requirements
Process administrative paperwork in accordance to departmental policies and
procedures
Stay abreast of the latest technology as related to building systems and equipment and emergency response regarding fire and life safety
Maintains regular attendance in the workplace
Adhere to all Able safety procedures regarding the proper use of personal protective equipment (PPE) as tasks dictate

SKILLS / EDUCATION / EXPERIENCE:
Experience that is commensurate with the specific facility for the position of
Superintendent
Have EPA Certification for handling refrigerants
Ability to read and interpret blueprints
Strong employee relation skills, coaching skills and training skills
BOMA accredited courses desirable
Preferred: High-rise Fire Safety Director, Haz-Mat Certification, Indoor Air Quality
Certification, and LEED Certification
Strong oral and written communication skills
Computer skills and building automation systems experience required
